For SalePavilion Beach Villa
Saadiyat Beach Villas, Saadiyat Island, Abu Dhabi
Single-level villas are rare on Saadiyat, and this one is a beautiful example: a long, low pavilion under a white roof that oversails the terrace by three metres, keeping the glass in shade for most of the day.
The living room, kitchen and dining room form one space facing the garden. Bedrooms are in two wings either side, giving the principal suite its own private end of the house. The garden runs to a low gate onto the protected dunes and the beach.
The owners are leaving the living room furniture and the outdoor dining set. The St Regis and the Saadiyat Beach Golf Club are both within a few minutes.

For SaleHow do I start searching for a property?
Use the search bar on the home page or the Properties page to filter by buy or rent, community, property type, bedrooms and budget. Open any listing to see the full details, save it to your account, or ask the listing agent to arrange a viewing.
Can foreigners buy property in Dubai and Abu Dhabi?
Yes. Non-UAE nationals can buy freehold in designated areas, which include all five communities on this site. In Dubai the sale is registered with the Dubai Land Department; in Abu Dhabi with the Department of Municipalities and Transport. Rules differ slightly between the two emirates, so ask your agent before you make an offer.
What costs should I budget for on top of the price?
In Dubai, plan for the 4% Dubai Land Department transfer fee, a registration trustee fee, an agency fee (usually 2% plus VAT), and mortgage fees if you borrow. Abu Dhabi has a 2% registration fee. As a rough guide, keep 6 to 7% of the price aside for costs.
How much deposit do I need for a mortgage?
Under UAE Central Bank rules, expatriates buying a first home worth up to AED 5 million can usually borrow up to 80% of the value, so you need at least a 20% deposit plus costs. Above AED 5 million, and for second homes, the limit is lower. A mortgage broker can confirm what you qualify for.
Can I schedule a viewing?
Yes. Every listing has a "Request a showing" button. Choose a date and a time of day, in person or by video, and the listing agent will confirm within one working day. Viewings are free and there is no obligation.
