FAQ's

Frequently Asked Questions

Plain answers about buying, renting and selling in the UAE. If yours is not here, ask us.

Buying

How do I start searching for a property?

Use the search bar on the home page or the Properties page to filter by buy or rent, community, property type, bedrooms and budget. Open any listing to see the full details, save it to your account, or ask the listing agent to arrange a viewing.

Can foreigners buy property in Dubai and Abu Dhabi?

Yes. Non-UAE nationals can buy freehold in designated areas, which include all five communities on this site. In Dubai the sale is registered with the Dubai Land Department; in Abu Dhabi with the Department of Municipalities and Transport. Rules differ slightly between the two emirates, so ask your agent before you make an offer.

What costs should I budget for on top of the price?

In Dubai, plan for the 4% Dubai Land Department transfer fee, a registration trustee fee, an agency fee (usually 2% plus VAT), and mortgage fees if you borrow. Abu Dhabi has a 2% registration fee. As a rough guide, keep 6 to 7% of the price aside for costs.

How much deposit do I need for a mortgage?

Under UAE Central Bank rules, expatriates buying a first home worth up to AED 5 million can usually borrow up to 80% of the value, so you need at least a 20% deposit plus costs. Above AED 5 million, and for second homes, the limit is lower. A mortgage broker can confirm what you qualify for.

Can I schedule a viewing?

Yes. Every listing has a "Request a showing" button. Choose a date and a time of day, in person or by video, and the listing agent will confirm within one working day. Viewings are free and there is no obligation.

Renting

How does rent work in the UAE?

Rent is quoted per year, which is how prices appear on this site. Landlords usually ask for payment by post-dated cheques, from one to four (sometimes twelve), plus a refundable security deposit of around 5% for unfurnished homes or 10% for furnished ones.

What is Ejari, and do I need it?

Ejari is the official registration of a tenancy contract in Dubai. You need it to connect DEWA (water and electricity), to apply for residence visas for family members and for some school applications. In Abu Dhabi the equivalent system is Tawtheeq. Our leasing team handles the registration for you.

Can my landlord increase the rent at renewal?

In Dubai, increases are capped by the RERA rental index: a landlord can only raise the rent if the current rent is below the index for similar homes, and must give 90 days' written notice. Your agent can check the index for your unit before renewal.

Selling

Can you help me sell my property?

Yes. Tell us about your home through the contact form and an agent who knows your community will arrange a valuation visit, explain the Form A listing agreement and agree a marketing plan with you. There is no charge for the valuation.

How long does a sale take?

A cash sale in Dubai can complete in two to four weeks once the Form F (sale agreement) is signed. With a mortgage on either side, six to ten weeks is more typical while the bank arranges valuation and settlement.

Your account

Do I need an account to use the site?

No. You can search listings, read the journal and send enquiries without one. A free account lets you save homes and see them on any device.

I forgot my password. What do I do?

Use the "Forgot your password?" link on the log in page. A member of the team will check the request and email you within one working day to help you reset it. We never send passwords by email.
